This new residential neighborhood includes:
- 349 condominium units
- Row-town, triplex and motor court
- Recreation facility including a community building and pool
- Pocket recreational features sprinkled throughout the site.
The street and walkway design included careful analysis to meet requirements for Title 24 and the California Building Code. We widened a portion of Mesa Drive to create a right turn only lane at the project entry, and included two traffic signals to allow safe ingress and egress onto Mesa Drive. Our work also included drainage design including measures for water quality to address pollutants of concern, including biological filtration for protecting impaired water bodies from bacteria. Existing unsuitable soil needed remediation. We prepared surcharge grading plans to allow accelerated compaction of this material while processing detailed precise grading plans, saving the client significant time and costs.
