Tavara Ridge, a 52 single-family residential neighborhood is located in Clairemont, a City of San Diego community. This community contains nearly six acres of open space, with over five acres for preserved habitat. 28 residential lots are located adjacent to a large open space lot that covers much of the large canyon, 90 feet below. This space contains a covenant of easement that will always remain a natural open space habitat.
Project Challenge and Solution
Tavara Ridge is located 90 feet above a canyon containing a large amount of natural habitat. This required the need to develop a detailed fuel modification plan and implementation, creating a defensible space around the structures. The Grading Plan incorporated detailed designs to avoid all sensitive habitats. Highly responsive construction support was provided to ensure all environmental standards were achieved.
The northerly boundary is shared with a Montessori school. We collaborated with the school and their schedule to provide a useable space for the school along this shared property line. This included an encroachment into the project for the school’s shed.
