Project description:
This civil engineering design and construction project incorporates an urban core mixed-use town center situated on a 10-acre site. The project includes:
- 48,000 SF grocery store
- Bank
- Gas station
- Daycare facility
- Residential development over the ground floor retail shops
The parking lot provides 436 parking spaces with an additional 89 garage spaces for the residents. The site design has low-impact drainage including pervious pavement and vegetated swales. H&A’s work included plans for grading and utilities such as storm drain, sewer, and water.
Hunsaker & Associates San Diego provided engineering design, construction staking, and construction support for the San Elijo Hills Town Center Phase 1 project located in the City of San Marcos. Situated on 5.4 acres of land in the center of the San Elijo Hills master-planned community, the center consists of four commercial buildings that include 12 retail shops and restaurants, coupled with 12, 3-story townhomes that are adjacent to the center. Precisely placed between San Elijo Road North and South, with Baker Street to the East, and Elfin Forest Road to the West, this necessary addition is a key component to the overall master plan that allows the residents to dine, shop, manage daily activities all within minutes from home.
Grading plans, precise grading plans, improvement plans, hydrology/hydraulics, Storm Water Management Plans, Storm Water Pollution Prevention Plans, Survey, and Construction Support were provided by the Hunsaker Team.
Project Challenge/Solution:
Site accessibility was a challenge amidst the hilly terrain. Bi-level street elevations were used in some areas. Also, the neighborhood design utilized existing landforms providing ocean views and promoting walk-ability to the schools, parks, and urban core. Various building elevations and ADA accessible ramps were integrated throughout the project site.
