Project description:
The Heights project is two, 6-story residential apartment buildings consisting of 319 units with an underground parking garage located along Friars Road, north of Fashion Valley Mall.
The project requires the demolition of three office buildings along with permitting and construction of a 150-ft. high soil nail wall adjacent to an SDG&E easement.
Two proposed water services will connect to the existing 10-inch public water main on Friars Road to provide potable and fire water required for this site. These connections will take place along a very busy existing roadway. The design requires a comprehensive traffic control plan to avoid any significant impacts to Friars Road.
H&A provided grading plans, erosion control plans, storm drain, and improvement plans, water and sewer plans, stormwater management plans, cost estimates, hydraulic and hydrology, construction support, as-builts, and earthwork calculations.
Project Challenge(s):
Key coordination with the City of San Diego was required to replace an 18” sewer pipeline that tied into the existing public sewer system, located at a higher elevation from the building. A temporary access road was provided along the side of the structure to tie into the City’s manhole. A stairway on the west side of the building was provided for future access.
Interesting Features:
A 150-ft. soil nail wall, the 4th largest in the State of California, was required for the project.
