The Rivair project comprises two six-story residential apartment buildings totaling 319 units, with an underground parking structure, located along Friars Road—just north of Fashion Valley Mall in San Diego.
The development involves the demolition of three existing office buildings and the construction of a 150-foot-high soil nail wall adjacent to an SDG&E easement. Notably, this wall ranks as the fourth tallest of its kind in California.
Site utility design includes two new water service connections—potable and fire protection—linking to an existing 10-inch public water main on Friars Road. Given the roadway’s high traffic volume, the design required a detailed traffic control plan to minimize disruptions during construction.

Project Challenges:
A major coordination effort with the City of San Diego was required to replace an 18-inch sewer main, which tied into a public system at a higher elevation than the new buildings. A temporary access road and a west-side stairway were incorporated to facilitate future access and tie-in to the city’s manhole system.
