Age Qualified

Hunsaker & Associates San Diego, Inc. played a pivotal role in the design and delivery of The Junipers, an age-qualified residential community set on a 110-acre site in northern San Diego. This thoughtfully planned development includes 455 condominium units, with 15% dedicated to affordable housing for low-income seniors, and was designed to complement and enhance the surrounding neighborhood.

Our team provided comprehensive civil engineering, planning, mapping, visual simulation, and surveying services, including:

  • Grading, storm drain, water, and sewer improvement plans

  • Hydromodification analysis and street improvement design

  • SWPPP and SWQMP development to meet stormwater management regulations

  • Field survey, final map preparation, and construction staking

We also produced detailed visual simulations to support public outreach and agency approvals, helping convey the community’s vision effectively to stakeholders.

Project Challenges & Solutions:
The site presented several complex technical challenges, including:

  • The relocation of a major SDG&E gas main

  • Grading constraints that required the design and engineering of multiple buttress fills

  • Coordination with Caltrans to address offsite impacts and ensure compliance with regional standards
