Project Description:
The Junipers is an age-qualified residential community located in Rancho Peñasquitos, a suburban area in northern San Diego. This 110-acre site consists of 455 condominiums, coupled with 15 percent affordable housing for low-income seniors.
Additional benefits to the existing neighborhood include a new public park, three miles of walking trails, basketball and Pickleball Courts, a dog park, and a Recreation Area including a pool and spa. H&A provided planning, engineering, visual simulations, mapping and survey services that includes grading, storm drain, water, and sewer improvement plans, SWPPP and SWQMP, hydromodification analysis, street improvements, field survey and final map preparation.
TC Construction provided the underground installation of utilities and they are the General Contractor on the adjacent City of San Diego CIP project on Carmel Mountain Road. This provides a seamless construction flow between the private Junipers project and the City’s CIP project.
Project Challenges:
A large SDG&E gas main relocation through the project, grading challenges requiring buttress designs and Caltrans processing were all engineering challenges.
