The Landings is a master-planned community consisting of 92 multi-family affordable housing units. The location of the project, spaciousness and attached two-car garages for each unit made the project an outstanding affordable rental community.
Project Challenge and Solution
This project was designed and built initially by Shea Homes, then sold to Chelsea during the construction phase. Seamless coordination was required with both companies to address the specific requirements added complexity to the project.
The original concept was to build affordable housing units in an upscale master-planned community. The recession created a lack of mortgage financing for families, therefore Chelsea acquired the project and converted the housing into affordable rental units.
The design was revised to create leasing and management offices and community and recreational facilities suitable for the expected tenant population. To achieve accessibility requirements needed for a rental project, six units were redesigned to include individual elevators.
